Direct AIF Route


This is the standard SEBI route:


  • The return structure is balanced: 12% is distributed annually as income, while 12% is reinvested into capital growth.

  • Returns are targeted at 24% per annum
  • Tenure is Min 3 Years maximum: 10 years,

  • Minimum investment size is ₹1 crore.
  • Units of AIF are credited directly to your demat account, and investments are fully regulated with SEBI registered Trustee (Orbis Trusteeship) and Custodian (Orbis Financial Services) oversight.
  • Regulatory compliance under SEBI AIF Regulations, 2013, with mandatory audits.

Debenture Route (₹10 lakh – ₹49 lakh)

For investors who prefer a smaller ticket size, we’ve created a debenture structure through our Asset Management company, Landmaxo Properties Pvt. Ltd.:

  • You invest via secured, non-convertible debentures.

  • The company accumulate the Debenture capital and invest into the AIF, and the AIF units are credited to the Demat account of the Company. The units pledged in your favour through a Debenture Trustee, giving you direct security.
  • Returns: You receive 12% fixed annual interest (payable 1% per month) plus 12% annual appreciation on the debenture, giving you an effective 24% per annum.

  • Proof of Investment: You’ll receive an investment agreement, acknowledgement letter, a physical debenture certificate, demat AIF units pledge copy and Debenture trustee deed.
  • Tenure Min:3 years Maximum 10 years.

LLP Route (₹10 lakh – ₹49 lakh)

The second alternate option is through our Asset management entity of GHL India Ventures Management LLP:



  • Return on Investment: 12% fixed annual interest, disbursed at 1% per month.
  • Capital Appreciation: An additional 12% per annum on the invested capital, payable at the time of exit along with the principal.
  • Target Returns: Combined, this offers an effective return of 24% per annum.
  • Tax Efficiency: The capital appreciation component is distributed as post-tax at 8.4% per annum, which is exempt from tax in the hands of partners under Section 10(2A) of the Income Tax Act.
  • Proof of Investment: You get an investment agreement, acknowledgement, investor dashboard access.
  • Tenure Min:3 years Maximum 10 years.
